Beaverdam Commons is seeking a supplier to remove and replace resilient flooring in all common area corridors and 54 individual resident suites at its occupied Silvera for Seniors supportive living residence. The work includes full subfloor preparation, moisture management, and installation of a new resilient sheet flooring system throughout to address adhesive failure and lifted planks that create trip-and-fall hazards; the existing flooring was installed 5–7 years ago. While asbestos or other legacy hazardous materials are not expected, the hazardous materials protocol in Section 4.1 is retained as a standard precaution. Because the building will remain fully occupied by residents with mild to advanced dementia, bidders must meet site, safety and sequencing requirements specific to dementia-care environments and must price and schedule the work to account for those constraints, with no additional compensation considered for delays or inefficiencies arising from the occupied dementia-care work environment.
